Abstract

The compact city model is mainly based on the assumption of high concentrations of “urban elements” per unit area. Consequently, urban centers are the paradigm of high social and urban densities. However, the issue of densities deals with theoretical and empirical problems that have not been sufficiently analyzed. In this article we advocate a model of city which entails high densities, provided the needs of the population are met. We argue, first, that is necessary to pay attention to the specific requirements of each type of net density (diverse social groups, residential conditions and modes of using public space), their mutual interactions and the optimal threshold of high densities. Secondly, we propose two measures of overcrowding that help establish the thresholds of net housing densities. These indicators are used in order to analyze two districts in the historic center of Madrid. Additionally, qualitative observations in these areas also showed strong density fluctuations in public spaces. To conclude, we point out the social inequalities and conflicts that can be kept in the compact city in case high social and urban densities are not reached.
